Are you waiting for the breakdown?
When the lift stops without warning you find yourself looking for a technician who knows nothing about its history, your residents or visitors are stranded on upper floors, and the repair takes longer because diagnosis starts from scratch. Sudden faults rarely come without warning signs; the problem is that nobody was watching.
An annual contract means a technician visits your lift on dates agreed in advance, checks the movement, doors and running components, adjusts what needs adjusting, and hands you a written report at the end of every visit. You do not need to chase anyone; the appointment is already in the contract.
What your annual service plan includes
- Scheduled maintenance visits across the year
- Written report after every visit
- Findings followed up next visit
- Monitoring the condition of running parts
How an annual maintenance contract starts
We inspect your lift first
Before signing we visit the site to understand the lift's condition and what it actually needs.
We draw up the visit schedule
We set the number of visits and their dates based on the lift type and how heavily it is used.
We carry out visits and report
The technician checks and adjusts the lift, then gives you a written report on what was done and what needs watching.
We renew when the year ends
We review the visit record and lift condition with you and agree the terms for the coming year.

Does an annual contract suit your lift?
Multi-storey residential building
Heavy daily use accelerates part wear; scheduled visits catch this early before the lift stops working.
Home or villa lift
Low use does not mean no wear; how often visits are needed depends on the initial inspection, not a prior assumption.
Commercial or office building
A lift stoppage disrupts business; scheduled visits catch wear early, so sudden faults become less likely.

Honest answers before you commit to a contract
What decides the price of the annual contract?
The number of lifts, their current condition, type and level of use all affect how many visits are needed and what they involve, which shapes the contract value. That is why the inspection visit comes before any figure, so pricing is based on your lift's actual state rather than a general estimate.
Will my lift be out of service during maintenance visits?
The routine check requires the lift to be out of service for a period during each visit. How long depends on what the technician finds and what needs adjusting. We agree the timing with whoever manages the building so it suits residents or users as much as possible.
Do maintenance visits cause noise or building works?
A routine maintenance visit is confined to inspecting and adjusting the lift within the shaft and machine space, with no works to the building itself. If a visit reveals a need for additional work, the report explains what it is and we agree it with you before starting.
Is the lift safe for my family or tenants between visits?
Scheduled visits monitor running components continuously and catch wear before it becomes a hazard. That said, no contract can remove every possibility, which is why reports always include items flagged for follow-up, and we address these at the next visit.
How do I know this company will actually keep to the visit dates?
Ask how visits are logged and what the report you receive after each visit contains; dated, documented reports are the clearest evidence that visits happen. And read what clients write about punctuality in the Google reviews.

Why is a contract better than calling when something breaks?
A contract prevents many faults before they happen through regular visits that catch wear early. When a fault does occur, the technician already knows your lift and its service record, so diagnosis starts from documented history rather than from scratch.
Can I sign a contract for an old lift?
Yes, but we always start with a full inspection visit before signing. If we find parts that need repair we tell you plainly, because the contract is based on the lift's actual condition, not assumptions.
What happens if the lift breaks down between visits?
You call or message us during working hours and we arrange a visit to inspect the fault. The record of your contract visits helps the technician diagnose it, and what the repair involves becomes clear after the inspection.
How do I know what was done in each visit?
After every visit you receive a written report showing what was inspected, what was adjusted and what needs future attention. These reports build a complete record of your lift's condition across the contract period.
Can a single contract cover more than one lift in the same building?
Yes, a single contract can cover several lifts at the same site. We inspect each lift separately during the initial visit, then draw up a schedule that accounts for each unit's condition and level of use.
What happens to the contract if the lift needs spare parts during the year?
The contract covers inspection visits, adjustments and reports. If a visit reveals a part needs replacing, we note it in the report and agree the next step with you separately before any work is carried out.
Do contract terms differ across Riyadh, Al Kharj and Al Muzahimiyah?
We serve all three areas, but the visit schedule and contract details are set after the site visit in each case, as distance and access affect how visits are practically planned.
